What people ask before booking an investigation, including what we can and cannot do.

Do you repair the leaks you find?

No. This site is part of the Leak.ca network, which locates and documents leaks; repairs are performed by licensed trades. The report tells you exactly what to give your contractor.

How long does an investigation take?

Most residential investigations are completed in a single visit. Complex strata, underground or intermittent leaks can require a second visit under different conditions.

Will you have to break into walls?

Rarely, and never without authorization. The point of non-invasive methods is to narrow the target first. If a small access point is needed to confirm, it is discussed with you on site.

Can you work with my insurer or adjuster?

Yes. Reports are written and dated with photographs and readings, formatted to be handed directly to an insurer, adjuster or strata council.

What does the report include?

The located source (or exactly what remains unknown), the methods used, annotated photographs, moisture/thermal readings, and recommended next steps by trade.

What if the leak cannot be found?

You are told clearly. A report that states what was ruled out and what to try next is still useful. Intermittent and condition-dependent leaks sometimes need monitored retesting.

Do you cover my area?

Coverage focuses on Greater Vancouver and the Lower Mainland, with projects elsewhere in BC by arrangement. The service-areas page lists the communities covered.
